How should I get my home ready for photography?
The best thought on that, is just as if you would be ready for a showing, or open house. Vacuum, dust, mop, and clean every, and all areas that are visible to the human eye. De-personalize as much as is possible! That doesn’t mean every single family picture, but you aren’t showcasing personal belongings, because they aren’t coming with the sale of the home anyway!
Clear countertops in kitchens and bathrooms of cleaning products, paper toweling, soap dispensers, and hygiene items in the bathroom, as well as in the bathtub and shower areas. If you have a newborn or toddler, try to put the Diaper Genies in a nearby closet as well.
If you are a pet owner, please hide away all pet foods, water, toys, and bedding for the duration of the photo shoot.
Give your landscaping some attention as well, including mowing, raking, trimming hedges, as well as laying out fresh landscaping mulch and perhaps some inexpensive flowers to your front beds. Stow away garden hoses, and put trash and recycling bins in the garage or other storage area, if possible.
Take a moment to turn on every light in your home. Yes, even that little accent light in the far corner of the room. Every bit of illumination is important for your best photography! This gives you a chance to replace any bulbs as well as discovering any fixtures that might need a little TLC from a local electrician before your home hits the market.
How do I receive the photos after you finish? When do I get them? How do I pay?
OMNI allows booking, travel, and the related labor of the capture of your listing’s photography and/or drone aerials without pre-payment for those services. When the photos are ready, OMNI will send you an invoice, and upon receipt of payment, we will email you web links to both a high-resolution download link, as well as an “online viewing/sharing” gallery link with your photos. You will need to download the link within two weeks, but after that we can generate a new link if needed. Our delivery times are 24-48 hours, depending on our work load, and time of day that the last shoot is completed. Any shoots on a Friday would be delivered on the following Monday. If there are special instructions, or special editing, that may take more time. Twilight shoots, and things like custom editing on builder’s portfolios make take an extra day as well.
What areas of DFW do you cover, and are there any trip fees?
OMNI PHOTO SERVICES has a “Regular Service Area” denoted in the inner circle(20 miles) in the graphic below. Any photo shoots outside the 20 mile range circle shown, we do assess a $35 trip fee. Any shoots outside the second range circle, would be subject to a $35 fee plus $1 per mile traveled, or half-day/full-day shoot, depending on the distance and the nature of the shoot. How do you handle Cancellations, Rescheduling, or Refunds?
Cancellations: OMNI graciously requests a 24 hour notice if a shoot needs to be rescheduled. This is very important for keeping prices as low as possible, especially during the busy real estate selling seasons. That will allow OMNI to reset the schedule and avoid driving to a location. If there is a cancellation with less notice than 24 hours to the time of the shoot, there will be a fee.
Rescheduling: No charge, with prior day notice. OMNI is always happy to work with you on rescheduling. We know that people have health issues at unexpected times, or other obligations.
Refunds: OMNI currently only invoices after the completion of a photo shoot. We endeavor to deliver the best real estate photography in the region. If for some reason, you need to have something reshoot due to our error or omission, there is no charge. If we need to return to a home because we need to capture more images than were originally ordered, then of course, we charge to make the trip, photograph, edit and deliver.
What do I do if there is bad weather?
OMNI knows weather can sometimes be an issue, particularly in the spring. We constantly look at the weather forecasts before the shoot day, as well as on the day of the shoot. If it looks like weather may be an issue, OMNI will contact you to discuss options. If the agent/ordering person decides that he or she wishes us to “make an attempt even though the weather is not good” and later decides the images aren’t what he/she expected, we would charge a fee to return to re-shoot. Keep in mind that if it is misting at all, our wide angle lenses “see everything” and CANNOT shoot exteriors that day. We don’t make two trips (interiors on an inclement weather day, exteriors on a “nice day”) unless there are two charges for those services.
Is there sales tax on photo services?
Yes, we collect Fort Worth city, and state of Texas sales taxes, which you will clearly see on your invoices.
How am I licensed to use the photos? Do I “own” the photos?
For realtors and the MLS, photos have a “temporary usage license” to allow you to use the photos in all aspects of the sales process: uploads to the MLS; print use for flyers, brochures, and the like; and use on home sales web sites until the property is SOLD. The rights expire once the property is sold.
Builders and portfolio shoots have a “permanent usage license”. So essentially, you have rights to use the photos how you need, and in any form (print, web, electronic, billboard, etc.)
These licenses are not transfer of ownership, nor do they transfer any copyright of these images to clients.
Why do I need to move all those things, can’t you just Photoshop things out of the pictures?
At OMNI, we use Photoshop and other proprietary methods to edit and deliver the best photographs possible. There is great care, and a great amount of time in our processes. Skies will always be blue with nice puffy white clouds, at no extra charge, as well as the grass can be “greened” for free, upon request. We work to make sure the color tones are accurate, and there is a balance between the dark regions and light regions of each room. If there is need or desire for us to as people refer “Photoshop something” or do extensive custom editing above and beyond what we already include, that can be done, at a charge of $95/hr, with a half-hour minimum.
